Our Leasing team focuses on all aspects related to the acquisition, redevelopment, leasing and management of our properties. Our team of licensed real estate brokers manage the acquisition of properties, as well as guide future tenants through the lease, construction, and occupancy process. Some of their responsibilities include:

• Marketing and leasing our broad portfolio of office and industrial properties
• Negotiating lease agreements with potential clients
• Scheduling inspections and developing due diligence analyses of potential new properties
• Giving input on initial renovation concepts and appropriate levels of renovation
• Serving as facilitators between tenants and Operations, Accounting, and Construction
• Being available to our tenants (clients) to assist throughout their lease term
• Implementing service agreements
• Assisting with twenty-four hour management for our properties




The Construction division of Hillcrest Development is responsible for managing the entire construction process for the properties in our portfolio. Our construction group partners with our development, leasing, operations, and property management teams for a seamless integrated delivery model that provides on-time, high-quality spaces for our tenants. Our projects range in complexity from modest tenant improvement to whole-campus renovations. As part of our delivery model, our group handles the following:

• Coordination with design professionals, engineers, and our tenants from pre-construction through closeout
• Cost estimating, bidding, scheduling, and contractor procurement for all construction projects
• Project management and budget management• Value engineering concepts, constructability reviews throughout the design, planning, and construction phases
• Project oversight, coordination, quality management, and safety management




After the lease is signed and construction is complete, Hillcrest Development continues to serve clients. Our Facilities and Property Management teams use their extensive experience and deep knowledge to run each building’s operating systems efficiently. We handle day-to-day operations and work with tenants to resolve facility-related issues. The team negotiates contracts with preferred vendors to maintain janitorial services, snow removal, grounds maintenance, parking lots, roofing, electrical, plumbing, and fire life safety systems. Our engineers maintain the behind-the-scenes mechanical equipment essential to the properties including RTUs, boilers, chillers, cooling towers, and building management systems.

Our in-house Accounting group manages all financial aspects of our organization. This centralization allows for faster analysis and decision-making for our clients and ourselves.

• Accounting for purchases and/or sales of properties
• Administration of construction contracts
• Financing and detailed cost accounting during construction
• Establishing and managing operating budgets for the properties 
• Financing of tenant construction improvements
• Establishing and maintaining insurance for properties
