Hillcrest acquired, stabilized, and renovated this 90,000-square-foot former machine shop facility in 2007. This well-located property near Minnehaha Avenue and Franklin Street was identified as a potential site for a higher purpose mixed-use development, based in part on its close proximity to the Franklin Street Hiawatha Light Rail Transit Station. The buildings were renovated and stabilized, and then leased to multiple companies, which then enabled Seward Redesign to acquire the property for further development. Hillcrest’s careful renovation of this industrial property was the vital first step in a sequence of events that allowed the former machine shop property to reach its highest and best use: a mixed-use transit-oriented development.
