For nearly a century, the Frost building had been the home of a paint and linseed oil manufacturing company. This heavy industrial use had left a legacy of pollution in the buildings and grounds, including over 100 abandoned tanks and barrels of paint, oil, and other waste.
For this project, Hillcrest managed the complex process of mitigating the environmental damage including lead abatement, asbestos removal, and soil remediation. Hillcrest installed a soil vapor extraction (SVE) system to help remediate the pollutants, and also created several green spaces from former waste areas.
Once the 40,000-square-foot building was free from its past hazards, Hillcrest began transforming the grim industrial spaces into warm, light-filled, and functional office spaces. Today, the Frost Building offers two floors of modern spaces with large windows, modular cubicles, reception areas, large meetings rooms, and fresh lighting accents. As one of the anchors of the revitalized Tyler Street NE, we are proud that our Frost building now houses creative businesses including Modern Survey, Maren Kloppman Ceramics, and Patrick Fox Photography.
